1. Checking The Condo Unit

Before we go out of our warehouse to stage a unit, first, we will ask the real estate agent who is handling the property about the size. How big is the unit? How many rooms are there? Is there a balcony? The agent can provide these by answering the form that we have on our website. Most of the time, real estate agents provide floor plans, photos or videos of the empty property, and/or rough sketches of the unit’s layout. This initial information will give us an idea of how to stage the property. 

2. Determining What Rooms/Areas Need Staging

After the agent has submitted all the necessary information that we need, we will then send them a non-obligatory proposal with an inventory list, pictures, and a cost breakdown of the staging. The breakdown of the cost will depend on the scope of staging or what rooms and areas need to be staged. The agent can request not to stage certain areas if it is out of his/her budget. We can customize the scope of staging the unit for you according to your preferences as an agent handling the unit. 

3. Choosing Furniture and Decor

Once everything is confirmed and the agent agrees to the proposal, we will check our warehouse for available furniture pieces such as the sofa, dining tables, dining chairs, coffee tables, console tables, and decorations. We will decide what items should be used in staging the unit that will fit the unit’s interior style. Choosing the furniture items, decorations and accessories is a crucial part of the process because it will determine how the overall look or end result of the unit. 4. Transporting

Next, once the details are confirmed, we will arrange with our logistics team for staging with 7 days of lead time. All the furniture and decor items that our home staging team has selected will be safely transported to the location of the unit. 5. Staging the Condo Unit

During the staging day, our team of experts will stage the rooms and areas of the unit according to the contract. There will be people assigned to stage every area such as the living room, dining, kitchen, bathrooms, bedrooms, and outdoor space. For this two-storey condo unit, we decided to go for a transitional style. 

The living room was spacious so we opt for a sectional sofa and pair with a geometric black and gray rug. We accentuate it with an accent chair and a console table. By placing a plant in the corner near the window, we created a vibrant and lively atmosphere that would make anyone feel at home once entering the space. 

We decide to put an 8-seater dining table to fit the large dining area. For the bedrooms, we kept it simple yet elegant by adding a couple of side table accessories and greeneries. We also added some comfort elements such as towels, throw pillows, and paintings to make the space attractive and homey to prospective homebuyers. 

Lastly, we highlight the best feature of the condo which is the balcony. We furnish it with outdoor furniture, a hammock chair, and some plants for an extra relaxing and calming appeal. 

6. Preparing the Condo Unit for a photoshoot

After accessorizing and decorating, we clean the unit and get rid of any sign of clutter to prepare it for the photoshoot. Taking listing photos is one of the highlights of our staging service. Since many homebuyers look for properties to buy online, it is important that your listing looks good and appealing for people to click and inquire further. Our team captures these photos and edits them professionally so you can use them when putting your listing up on the internet or when advertising them to the market.
