In this blog, we’re going to be featuring this HDB resale unit in Punggol area that got sold for $1.198 Million. We stage this 1-Bedroom HDB with simplicity and functionality in mind. The space was modern and so we want to create something subtle yet significant that home buyers will surely remember.
Let’s get right into the process.
1. Selecting furniture for the HDB Unit
The HDB unit was substantially big with large windows, a high ceiling, and a staircase leading up to the bedroom. When choosing the furniture, we select contemporary pieces that will suit the kind of HDB living we wanted to convey – simple, functional, and practical.
We opted for a modern gray Scandinavian-styled sofa paired with a minimalist coffee table. We complemented it with a gray dining chair with wooden legs to create coherence and visual consistency in the space.
2. Staging the living area
Staging the living area was pretty straightforward. We wanted to create a modern interior that will suit the taste of millennials and young working professionals. We went for the minimalist appeal with subtle splashes of color. By adding a geometric rug, we created distinction between the living and dining spaces.
3. Staging the dining area
The space right next to the living area was utilized as the dining space. We placed a 4-seater dining table with Scandinavian gray dining chairs to make it more warm and inviting. We staged the dining area this way to let the home buyers know that the space is adequate enough to accommodate a small family but is also spacious enough for a 5-6 seater dining table.
4. Staging the bedroom
For the bedroom, the space was not empty so we decided to depersonalize the space by sticking to the neutrals. We opted for bedding with a simple print and created contrast in the form of colorful throw pillows. We also decorated the side table with a small planter and a lamp to create the feeling of warmth in the room. Placing an art piece on top of the piano makes the room less dull and more visually interesting to the guests.
5. Accessorizing the HDB Unit
Accessorizing can really make a huge difference when staging. For this HDB unit, we choose accessories that will match the contemporary ambiance that we want to create. From setting up the table to sprucing up the coffee table and shelves with decor, we stick to the concept of modernity + function. Elements like plants, lamps, and soft furnishings were added accordingly to create a warm, comfortable, and modest home.
5. Taking photos of the HDB Unit
The last part of the process is taking pictures. Our staging team took photos of the interior from different angles to really capture how spacious and beautifully-staged the space is. The high-ceiling was a plus factor because it creates the illusion of more space. The windows also allowed natural light to flood the space so lighting didn’t become a problem. In the end, we were able to capture great photos that made the unit stand out from its competitors.
This deal marked the first million-dollar HDB resale property in the Punggol area. The property was represented by veteran real estate agent Yuna Lim from Singapore Estate Agency (SEA).
