How We Stage Living Areas

The living room is one of the most important areas to stage in the property. Families who are looking for a new property to buy, are very careful and meticulous when it comes to the living room. The living room must look and feel inviting, vibrant, and large enough to accommodate families and guests. We have staged countless living rooms both small and large in HDB apartments, condo units, and landed houses. 

Through the process we have determined a home staging formula for living rooms that almost always works regardless of the type of property we are staging. It is important for us to create a system and a foolproof home staging technique so we will never run out of new home staging composition that will make each property unique. 

In this blog, we’ll show you how we stage living areas as well as share some tips and tricks on how to effectively and beautifully stage living areas. 

Determining the type of property

When a client or a real estate agent reaches out to us to help them stage properties, they usually send out a floor plan of the house or a picture showing the empty spaces. Once we receive this information, we will then inquire about the property. What type of property is this? Is it an HDB apartment? A premium condo unit? A landed house? Where is it located? How many living areas are there in the house? We ask these questions to really know more about the property and the scope of home staging work we will be doing. 

Estimating the space

We will ask the agent about how big the living room is. If they can provide accurate measurement, it would be easier for us to pick the right furniture that will fit in the room. Most landed houses are large enough for several living areas including an outdoor living area. For large properties like these, we often select 2 sets of living room seating to create distinction.

The layout of a living room is very crucial when it comes to staging. A bad layout can instantly make a space appear cluttered, too small, or too big. As much as possible we avoid these staging mistakes so that buyers won’t feel like something is off once they walk into the space. After we estimate the size of the room, we then plan the layout that would be ideal considering daylight and accessibility in the room.

Selecting furniture is the easiest part. The clients have the option to select the furniture that they want from our catalogue. But in cases where clients have no idea which items are the best, we give them advice and select the ones that we think would be ideal for the room. We have a variety of furniture sets in our warehouse that allows us to stage different properties as well whether it be a modern or a traditional house. 

Picking out decorations and accessories

After home staging

Staging the living room is not complete without decorations and accessories. They make the living area more lively, furnished, and homely. Typically, we select up to 5 accessories including a painting, books on a coffee table, planters, plants, and lamps. We select them based on the staging style that we have created for the room. Everything must go coherently and beautifully with the living room’s furniture so picking decors and accessories must be done together with selecting furniture.

Once the furniture sets and accessories have been finalized, we create an inventory list of these items before transporting them to the property that will be staged. Our logistics team has years of experience handling bulky furniture pieces and decorations so you can really be sure that everything will arrive in perfect condition. 

Arranging and making adjustments

During the process of staging, our home staging team sometimes has to make adjustments. Planning how a living room should be staged is different from actually staging it. There are instances where the armchair may not fit the space or may look better when placed in a certain area than what was originally planned. The team does all these adjustments before finally capping it off with a few accessories.

After the furniture and other bulky items have been put into place, the next thing that we will do is to accessorize. This involves placing a painting on the sideboard, accessorizing it with vases, books, and a table lamp. We also add soft furnishings and homely elements such as rugs and throw pillows. 

Taking photos in different angles

Lastly, we prepare the staged living room for the photoshoot. Things like lighting, accessories, layout, and the surroundings are taken into consideration to produce the best photos that will surely catch the attention of prospective buyers online. Our team takes multiple shots of the stage living areas from different angles so that the real estate agent can have several options. Some angles can make a room appear larger while others can make it smaller. Therefore, taking multiple shots is a practical and ideal thing to do.
